yeah definitely a buyers market. Keep your eye out for foreclosures as well. We have almost 50k+ in equity thanks to the previous owners defaulting and the bank taking our lowball offer

Sounds like you lucked out. Not sure where you are, but from what I hear things are not as good around here. From what I can gather, lowball offers are just ignored. There are a lot of investors and cash buyers and the actual selling prices are higher than asking prices on the homes in the foreclosure, shortsale...etc category. I haven't experienced this personally but the 2-3 friends I know who are house shopping or recently bought homes have been talking about it non-stop.

i plan on doing the ef rack and close ratio rod for it. im keeping my crv so its not going to be a daily. right now my focus is on saving money for my month trip to utah to snowboard cause thats way more important in my life than anything else really.

Yea I plan to have at least 3 months mortgage in the bank.
Yes, I know the repercussions against doing so, that's why I said dire situation, LoL. Like worst case, worst case.

I've had some friends get some decent loans and were not required to put any money down, I plan to put $0 if I can, would rather have that money in the bank than have it make my monthly payment $50 less.
Like I said all depends on credit and loan. But I guess I will find out.

How are you liking Tanyard Springs?
I think we nixed it there, too far from where we want to be and the house we were looking at there is too small for the price.

Damn Matt, good luck, I wish we waited to buy our house, it sucks, we put 40k down, the house was 350k, now we would be lucky if it is worth 220k. Only if we could go back in time. don't get me wrong, I love my crib, but all the bad stuff sucks........

Don't forget about PMI, if you put 20% down you'll lower your monthly payment by a lot more than $50. Depending on the price range you're looking in you could potentially be paying 10-15% higher monthly payments purely due to PMI.

Yea, very true! Even if we don't put a lot down, I still aim to pay more each month, towards the principal amount.

every teg in my area either has a body kit or is beat to ****. but i cant really talk much because mines white, light grey and dark grey primer at the moment.. getting body work done to a perfectionists standards takes a while when working full time and going to school full time haha

I put down roughly 20% and I pay $100+ on top of my mortgage (which is pretty cheap at around $750/mo). This puppy is going to be paid off QUICK.

And I live outside Columbus in Pataskala, OH. Cost of living is nice and low but the area is fine with good schools. Definitely not an urban/ritzy place to live and that's exactly what I wanted. Plus I have a nice big detached garage...

LOL try living in San Diego, and paying 400k for a 4 bedroom, and if your in walking distance to the beach expect it to be doubled for half the size. but it is beautiful!

I ren a 2 bed 1.5 bath apt with garage and decent size basement for 950$ a month. I love my area! It's the cheaper suburb of my old school district and it's nice and quiet with neighbors on watch detail all the time which is good for my garage.

My landlord is cool and let's me fix **** here to take down my rent when needed. Oh and I have a deaf old couple who have nothing and like worry when they don't see me banging away in the garage. I've pulled 4 motors and stripped my cars 5 times in the past year. Too bad they are moving soon.
