fuel pressure regulator going bad? AEM

Today I just noticed at idle my fuel pressure was around 28psi. It used to read ~35psi at idle. I haven't touched anything.
When I pinch the vacuum line the fuel pressure rises VERY slowly, after maybe 30 seconds it will creep to the 35psi range. It used to just shoot right up to 44psi. Also the idle is rougher than it was, leading me to think its running a bit lean. I haven't got on the car in awhile though, good thing.
The regulator is an AEM and is a few years old. I am hesitant to just turn up the fuel pressure to where it should be because obviously there is a problem somewhere. I have heard of problems with AEM FPR's before.

You can open it up and pull the diaphragm to inspect it. If there's a tear you can contact AEM and they will give you a part number that you can use to order a replacement through any authorized dealer.

also your fuel pressure regulator should hold vacuum. thats the easiest way to test it. dont pull the regulator apart. just use a vacuum tester and make sure the vacuum doesnt bleed off.
I just blew mine, fuel was flooding my motor and I could not figure it out, turned out that it was blowing fuel through the vacuum line into the intake, found out after I disconnect the purge valve. been on the car for 2 years.
I actually have a prob with my fuel as well. I got a ls vtec with stock ls block with a b16 head. I have an adjustable fuel pressure regulator silver in color no idea of the brand. I had to buy the guage separate. Its the one that goes on top of the fuel filter. For some reason I can't get the pressure to go pass 30psi. What does the diaphram look like. Could this be the reason why my car doesn't run the way it should.
