Default builder, benson sleeve or head gasket

i got a h22 benson sleeve block stock bore. this is the third time that i have had water in the motor. the first time when the guy put the head on the block we couldnt get it out the driveway the oil was creamy, that was a cometic head gasket. the second time i put the head on my self, i couldnt even get it out the drive the oil was creamy. that was with a cometic head gasket. the third time didnt have a problem i drove it for a couple of month with no water in the motor then i pulled the head off, put it back on drove it for a couple of month and now a little bit of water in the motor. you cant see it on the dipstick, only when i pull the valve cover off underneath it its covered with that creamy ****. im loosing water the car is starting to run hot and on the distributor side there is a big oil leak between the head and block. i was just about to get it tuned.
the car is for sale 7000

bring the head to a machine shop and have them check it for straightness, and use a oem headgasket

There is only two mating surfaces the head and the block. You resurfaced the head. Now go and get the block decked cause something is not right with the block.I had the same problem a couple years ago exactly what happened to you happened to me.Also make sure your dowel pins or anything else are not sticking up to high.
