serious

i'm looking at picking up a civic lx. it has 126k on it, but the guy has all the service records. i mean, all the service records. the body is in nice shape, as is the interior. the engine looks clean except for oil in two spots, one is right below the dizy and on the front corner of the engine right by the dizzy, but the distributor was replaced just 6k miles ago, so i'm almost certian that it's a bad o-ring. the other spot is the bracket right behind the oil pan that hold the exhaust downpipe. that has some oil crud on it, and i'm not sure where it came from. the engine sounds good except for a tick that came on once it warmed up, but i'm almost positive it was a valve. the seller will adjust the valves and i'll take another look at it tonight. so...what do you'all think? i'm kinda worried about oil on the exhaust bracket since i don't know where that's coming from.
