valve seals and valve guides

If you already have the head removed, forget about checking the valve seals. You should change them out at that point. Its not very expensive for the set of 16 seals and it wouldn't make sense not to change them since you've got half the head already disassembled once you pulled it out.
To check valve guide wear, use a gauge set made for valve guides for the most accuracy. Some people slip a valve into the stem and wobble it around checking for looseness. If you can wobble the valve stem around while in the guide, and the valve is perfectly good and straight, chances are your guide is worn.

Your going to replace the seals no matter what. The guides can easily be checked with the wobble method.

Exactly....You cant check the guides without first removing the seals. And valve seals ARE NOT reuseable.

especially when u dont have the proper tool to remove them

hehe, I know what you mean. But even with the proper tool, they still should not be removed and replaced. Valve Seals are like condoms, you dont reuse them.
