FS: 1988 RT4WD Civic wagon

Thinking of cutting ties with the EF world, so I'll put my wagon up for sale here and see how it goes. It's a 1988 RT4WD wagon with 210k miles on the odometer. I bought it last fall with a blown head gasket. It still ran, but would overheat after about 15 minutes of driving. The previous owners had replaced the hg twice, along with a new head, and it was blown again so they sold it to me. Instead of replacing the same parts over again I installed a low mileage D16A6 long block from a 1990 Civic Si. There are no leaks or issues with the engine, everything was replaced and done right before it was installed in the car. AC and PS are still installed and work perfectly. All work was done by Evan at 360 Imports.
Engine Work (using OEM Honda parts)
Bottom end gasket set
D16Y8 2-layer head gasket
Cam seal
Distributor o-ring
Timing belt
Water pump
Front & rear crank seals
Drive belts
Coolant
Oil/filter
Rocker o-rings
Valve cover gasket set
Tube seals
Throttle body gasket
Injector o-rings
Transmission Work (using OEM Honda parts)
New Exedy OEM clutch
Trans case hot tanked
New axle seals
New input seal
New input shaft bearing
All other parts inspected before reassembly
Performance parts
B16A throttle body
D16Z6 intake manifold (port matched to tb)
Hondata intake manifold gasket
Ported head (mild port)
Isky valvesprings/retainers
Exhaust consists of 2.25" piping with a new Magnaflow cat and resonator, Dynomax 20" Super Turbo Muffler, and RSX exhaust tip. Nice and quiet, very unobtrusive.
King Motorsports/Mugen license plate frame (+2 hp)
Other work done
Cleaned block
Valves & timing freshly adjusted
New hatch shocks (no more broomstick)
New wiper blades
New radiator/hoses
Energy Suspension PS rack bushings
This is one of the cleanest wagons I have ever seen, and probably the cleanest one I have seen in person. There is no rust on the car, and the front fenders have no damage (almost unheard of for wagons these days). It looks like it might have been resprayed at some point, but it was well done and there is no overspray. The color is Montreal Blue, a 1-year only color for some EF's.
The interior is in decent shape. The worst part is the drivers seat, which is torn and duct-taped in true wagon style. The door panels and other seats have no rips or tears in them but could use a good cleaning.
The only things I would do to it at this point are clean up the interior, install a decent stereo, and service the rear diff (fluid and new diff mounts, about $200 from Honda).
Asking $3000 obo. Would be willing to work out a trade for a 94-95 Integra.
Also have the following available for extra moneys (the car comes with stock parts otherwise):
$500 SSR 265 wheels (15x6.5 +34) with 195/55-15 Hankook Optimo tires
$300 Nokia Haakkapelita snow tires on powdercoated 14x6.5 BBS E30 mesh wheels
$100 EDM clear corner lenses
$100 EDM taillights

that driver seat needs love. quick steam wash on the interior and that thing would look mint. did the wagon's ever come with a cargo cover? i'm tryna convince my brother to pick this up lol

I have a steam vac here, just need to wait until the weather is hot so I can clean the seats. I was just going to put a cover on the drivers seat like I did with my last wagon:
