Default oil pan Gasket leaking

I just recently put a te04h(lebaron) turbo on my sohc vtec motor. I took the car for a test drive to find that when i returned home that the oil pan gasket had a split in it around two of the bolts. One in front and one in back. My question is what extra precautions do you use when installing this gasket to make it not leak. Also what is the correct way to put the gasket on. I have read a few service manuals and they all bout say something differert.

do i put the gasket on the motor first or the pan.
do i put sealent on the whole gasket or just the corners.
do i put sealent on both sides of the gasket.
what is the best way to torque the bolts and how much per step

put the gasket in the pan then bolt it up on the block
seal the corner only
seal both sides of the gasket
torque them to approx 9 ft/lb in a criss cross pattern..
