Default new (to me) civic and question about "low mileage japan engines" found in CA

hi, i just picked up a 94 civic ex a few days back and it needs a few things to be a reliable car. i got the car dirt cheap so im not worried about spending a little time and money on it as long as i spend wisely. anyways, here's the problems:
1. burns some oil but not horribly. leaves a little cloud if i beat the **** out of it
2. clutch seems to grab pretty far out, slips a little, and i hear a slight rattle wich sounds like a bad bearing, through out bearing im assuming. kinda seems like it doesnt disengage fully at times.
3. tranny is a little hard to shift and occasionally grinds when downshifting, wich makes me think it isnt disengaging entirely. keep in mind this is my first car with a manual tranny so im not entirely positive on any tranny issues, im just going by what i know from motorcycle trannies.

besides those 3 things, thats pretty much it. i keep seeing these ads in auto trader type magazines for low mileage japanese engines and trannies for cheap. has anyone ever tried one of these? i called one place in san diego (where i live) and they quoted me like 450 for the motor (1.6 sohc vtec) and 325 for the tranny. sounds like a good deal, but it just seems fishy. and since im changing it out, should i just go with a different engine? i have no problems doing all the work myself and im planning on adding a blower eventually if that makes a difference.

anyways, here's the car. its dropped with skunk 2 coil overs, sits on 205/40/17's, has skunk 2 strut tower braces, skunk 2 short throw shifter, greddy cat back exhaust, msd 6200 ignition box, some large intake, and those clear lights that make it so fast.

Looks like the perfect excuse for a full swap

1. How many miles are on the car? It leaves a cloud when u mash? like smoke or the smell or nasty exhaust..if its that, then usually it means that the rings are going bad.

2. You need a new clutch kit ( bearings, pressure plate, clutch disc)

3. The car seems like it doesnt disengage at all times..sounds like you either needs rebleed your clutch or either your cluster master/slave cylinders are going bad. ( check under your clutch pedal and see the master cylinder..see if oil is leaking. Also, check tranny fluid levels.

EDIT: sorry others posted the mileage before me

does it have the same potential in the longrun? i'd like to get some power out of whatever i put in there. not so much for drag racing but just for toying around at the track or in the mountains... and of course getting to work.. on time! i was thinking of rigging up a turbo.. wich one would be able to handle it better?
