Default 5th Gen H22 rear main seal

To replace the seal or not to replace the seal...Hey guys, wondering if I should do my rear main seal on my 01 base, trans/clutch/flywheel are removed, I have new oem rear main seal in hand. The thing is the rear main isnt leaking it looks fine. I did discover that the oil pan is leaking right near there so im removing the oil pan and re sealing with hondabond and new mini gasket. This of course means that to remove the rear main carrier is only a matter of pulling the pan first but then the 12 or so 10mm bolts and its right there buut its not leaking and idk the mileage on the seal, motor and car have 140k I bought it with 100k with a new clutch so I put 40k on it since purchased, not sure if the guy did the rear main at 100k when he did the clutch and sold it to me or not.
