'87 Civic - "rebuilt" Trans - Mystery shifts?

Default '87 Civic - "rebuilt" Trans - Mystery shifts?

Bought this '87 Civic hatchback that had a rebuilt 5 speed manual trans put in it but it doesn't shift into correct gears (so got it cheap to see if can fix it). Engine runs nice, body and interior great, so is worth the attempt to get it running.
Get this:
1st = 3rd or higher.
2nd = correct gear (so could drive it around block to test!)
3rd and 4th = 3rd or higher, may be correct.
5th = reverse.
reverse = correct gear.
neutral = reverse.
Before I buy a used trans and have it put in thought it worth asking if this sounds familiar to anyone?
Seems it could be alignment was off when installed? Or (obviously) poorly rebuilt?
I'm not a mechanic but could understand the conversation, and have a local mechanic who is good to do the work.

Yes, weird as it seems it's really like this. May need to just get a different trans as no one has an idea why this would be happening.

Sounds like something was put together incorrectly.

Yes, I'm just going to get another trans to install. I don't have experience to try to rebuild this one.
