Default Need 1 new tire, get all 4 (or 2) instead?

Took my 07 Accord in with a nail in one tire, and was told the seal is rotting and the tire needs to be replaced. Seeing as the car has 70k miles and still wearing original rubber (30% tread left) what is my best move here? FWIW they claim the other 3 tires seals are fine. I'm actually planning to sell the car by the end of the year for a newer generation coupe, so should I just get the 1 tire? Will that affect the resale value, having 1 non-matching tire? This is my first car, so I have no experience with any of this. Thanks!

like he said, having 4 new tires could be a good selling point. and keep the other 3 good tires and sell them or just get 2 tires... doesnt really matter
