Looking to buy a house before the end of Summer... Any help appreciated.
So, before the Summer lets out, I'm looking to purchase a house in South Eastern Wisconsin, preferably near Northern Racine, Franklin, and Greenfield. Has anyone had some good/bad experiences in the real estate market, or possible leads on some houses (foreclosed or otherwise).
Preferably, I'd like to get a 1/3 + acre lot size with above 1000sq. ft housing (preferably with a basement). I'm shooting for a $150,000 price range in a good neighborhood. I'd like to have at least a 1.5 car garage, but if it's a good deal without one I can always build (given space and local regulations).
As always, any help is appreciated.

There's a TON of foreclosures out there in the sub $150k range right now. You should be able to find one for about $30-50k below assessed value. It will need some work, but if you're going conventional, you should be able to borrow enough to cover the purchase and remodeling costs and still be well under assessed value, with a completely remodeled home.
Just make sure to get yourself pre-approved before you start shopping. Most Realtors won't want to work with you if you're not, and you've got to be ready if you want to go for a foreclosure, there's usually going to be a bunch of people trying to grab it at the same time you are, and the banks that are selling it off won't even accept an offer without a letter of pre-approval included with the offer.

But trust me, you need to be careful with these bargain brokers, the house my wife and I bought last year was listed by List for Less MLS in MKE, the agent didn't know the difference between her *** and a hole in the ground. There were probably at least 15 things in the listing that were misrepresented or just plain false.

Is Wauwatosa a decent place to live? (Crime rates are pretty low, according to what I've read. And for the most part, the place is pretty clean.) It's central to where I work, and the housing there is decently priced.

i think franklin might be a little out of reach for your price range, there are some foreclosures but the taxes make up for it.
i know a few good realtors on the south side as well. i can pass along their contact info if you wish.
