The most important part of any floor covering is the prep. Even good materials will flake if you dont spend time prepping it as directed.

Sherwin Williams two part floor epoxy. You will need to acid etch the floor to get it to lay down and stay down. But you can lay a laquer thinner soaked rag on it until the laquer thinner evaporates and it won't even wrinkle it.

I've had good experience with the Griot's garage floor paint also. But as others gave stated, it's all in the prep.

I've done industrial strength epoxy floors for several years now, like these guys said, focus on the prep. I would shy away from acid etching. Use a degreaser if necessary, but grab a 7" grider with a vaccuum shroud, a concrete blade and some knee pads. go to town.

when i first lease our building i found the space as the guy was prepping the floor for paint, i begged the handy man to lay epoxy down and that i would even pay him extra for his hassle on top of what the owner was paying, but he laid down some paint instead, in the high traffic/use areas its only been 8months and its wrecked, im going to have to lay epoxy as soon as i get a slow month this winter.

Epoxy is the only way to go. or if your a super baller race deck, but i couldnt see that feasible
