Default preventative maint. question

I am ordering a SOHC ZC to put into an ef, my question is aside from timing belt and water pump are there any other part that might be replaced for good measure? Also, are those two even really necessary?

Normally when I get a used motor to put in a car I replace the following just to be on the safe side:
timing belt
tensioner
water pump
rear main seal
front crankshaft seal
take the oil pan off inspect bottom end of the motor replace oil pan gasket

im sure not all of these are necessary but i would at least do the first 4
