As the title says I have a very good relocation possibility for a career position in the Orlando, Fl area and am looking for all sorts of suggestions.
My info:

I am a 35 year old married professional without children. My salary will be as competitive if not more than it is locally in NY. My main goal for relocation is for better quality of living but I have close family within 5 hours and alot more family 7 hours or less locally that I want to move closer to, and this position provides me both.

So I am looking for suggestions for neighboorhoods to investigate as per housing.

I am looking for a rental for at least the first year that is within a realistic commute of Winter Park for around $1,500 per month rent. Because of my cars and hobbies I require a safe two car garaged neighboorhood, preferrably gated, possibly with security and definitely with available alarm systems.

After which I will be looking to purchase something between $250,000 and $350,000. in a similar to even more secure and exclusive neighboorhood.

I have looked at quite alot on (Realtor.com) but don't really have a frame of reference as per what's just affordable and whats actually quality and safe?

I'd also like to know what everything there is to know about the locale? I'd most likely be located north of Orlando center and the airport and the theme parks but what is the quality of life like? Is it overpriced? And if so how far away from the city would I have to move to be comfortable? Remember I'm from Westchester County New York if you know the Metro Area, I pay $1,200 for about 800 Square feet in a condo. So the space down there looks good to me but I'd really appreciate a locals help.

PS all I can say is that I'd be closer to more tracks that I love and now I'd have time to actually drive them.

The great thing about almost any property in FL right now is that in less than a year your piece of property and home will have appreciated in value . Although that is not the basis of your decision at all, i just wanted to throw that in there.

&lt;---has both family and many friends living in Orlando right now.

yes and as I understand it the crazed booming market of say 3 years ago is no longer so the prices while still higher than cheap once was are not as artificially inflated as they used to be.

I can't offer much help cause i don't know much about the Orlando area, or any other area besides the greater miami area. But if your interested my brother has a few good friends that are real estate agents that live in the orlando area and might be able to help out if you like.

Real estate is still depreciating at the moment, average time on market is around 12 months at this point, and are only selling when the price drops dramatically.

In other words, it's a good buyers market right now, however 350 is still on the low end around here (my neighborhood is in that price range, but...). Orlando has a huge mix of areas, but I can't suggest anywhere myself.

Dave B should be able to. He lives in the ghetto like me tho

Anton, I just PM'd you all of my contact info. I know realtors, the area and like Jim said just about anything you want to know. I can get you the break down of area's to live in based on how far you willing to drive to work and such. Just give me a shout.

Edit just because I just read it. Your $1200 a month down here could either get you a really nice apartment, a decent rental or a pretty good home. Just depends on what your really after.

How are the neighboorhoods in Winter Park and Oviedo?

How is crime in general and or the theft issue for the R and my new EVO as compared to where I am in Westchester/White Plains, NY?

I'm no realtor niggg, but I still read the forums a bit....

PM me if you want. Just to give you idea of prices: I just sold my 3 bed/2.5 bath/2car garage house - 1358 sq ft for 244K and bought a new 1750 sq ft, 3 bed/2.5 bath/1 car garage townhome in gated community for 260K. The one next to me is built already and ready to be purchased. Be my neighbor yo!

Executive Chef in private country clubs. There seems to be high demand for qualified individuals down there. But that also scares me about the local labor force for hourly employees.

Sounds good. Not really into a condo, I'm living in one right now and can't wait to get a house with 2 car garage. But I'll definitely be looking for rentals if/when I initially move down.

Well, in all honesty, the heat ******* killed me... It's pretty much hot, followed by hot and humid all year long in O-town. Do NOT believe the native floridian people... they have no idea what they're talking about. If you grew up in the northeast, i believe it will be a huge shock to you. 'winter' might last from the 3rd week in december until about the 4th week of january... in 'winter' you can still wear shorts and a T-shirt during the day.

Traffic + tolls are fairly tiresome... no worse than other metro areas. IMO, Lots of very 'fake' people... i met a good bunch of S. FLA ITR guys, but by no means do i believe they are a representative sample of the population.

Oh... Fire ants... they're really cool

On a positive note.... all we did in the fall/winter was ride quads/dirt bikes.... damn near every weekend, and many nights during the week. There are plenty of trails and sand to ride, if you like that sort of thing. Croom motorcycle part =

I duno, i'm very jaded against O-town... and tons of people love it. I highly suggest you go down and simulate a work week before you decide to move there.. winter park area is fairly congested, depends where you're commuting to however.

oh, one more thing... Gated communities out the ******* wazoo... rules/fees/rules and more fees... whoever came up with this concept needs to be shot in the god damn head.
