i know something about this, becuase my family a few years ago tried to finance an indoor skatepark in OC. it's UGLY.

cost would probably be close to a million dollars. figure in INSURANCE fees, which are out of control. then the ZONING laws for the city, county,state. plus the fact that it would take close to 20 years to see a penny returned from your initial investment.
