FS: WW Evo IX MR with 5 Speed - MN

Hi H-T.
I've decided to sell my WW Evo IX MR as my wife and I are expecting and in need of a softer vehicle (I bought it about 9 months ago, go figure). This is my 2nd Evo so like anything, I had more experience of what to do and not to do. I have put roughly only 10k on her since I bought her and she was my daily so I racked up probably 50 miles per day/5 days a week, hence the higher miles in the short amount of time. She is adult owned, has not been to the track, mistreated, or launched in my possession. She has a clean title and no accidents and I still currently have a lien on her as well. She was previously owned by a tech from Chicago who had AMS do majority of the work and previous tune on the car.
A little background, a month after I bought her, the 6 speed transmission locked up on the highway and so I had a local shop (RS Motors) that specializes in Evo's do a 5 speed swap from an Evo 8. The original transmission will come with the sale as well. Later that month, I had RS Motors do a conservative tune on E85, she puts out 379 AWHP and 399 LBS of Torque pushing 27 PSI.
With that being said, the previous owner stated she has a stage 1 Exedy clutch and I was too broke then to replace it when I did the 5 speed swap so I left it. RS also stated that the clutch still had a lot meat left but with the extra torque, the clutch IS starting to wear. I do however, generally do not go past 4k rpm nor WOT so the clutch is fine if you drive it and it has not left me stranded or cause any major issues. I did want to replace it with an Exedy TD HD soon to enjoy the power so I bought a slightly used one with 2k daily driven miles (the discs has a ton of meat left) that will come with the car as well. That way, the new owner can enjoy the power.
The bad:
One night driving on the highway, the driver side cover of my OEM Wing flew off so I replaced with a miniwing from Ebay and taped the wholes. The wing will come with the car as well.
The trans will slightly grind in 5th if you're shifting high. I experience this a few times hence I try not to shift higher then 4k RPM. It's fine if you drive normal. I may attribute this to the clutch since it only started happening after the E85 tune (too much Torque
)
With the car being a DD most of it's life, it does have normal wear and tear. There are some scratches on the passenger side (can't see it unless you're right up to the car) and the front lip has a small scratch (Pictured Below).
She has 67k on her atm and I have NOT done the 60k maintenance yet. I was planning on doing it when I swapped in the Exedy TD.
Overall, the Evo is a great car and I wouldn't be selling her if we were not expecting within the next 3 weeks. I have a stack of Maintenance records and receipts from shops/dealerships for parts and services. I just bought a daily so please no trades and she is currently being garaged and not driven. I'm located in the Twin Cities, MN and feel free to ask questions as well

As a fellow EVO owner i have to say your asking price is a bit HIGH
ALL of your aftermarket Parts dont add to the value of the car
My advice is put it back to completely stock
It will sell faster and for better money just my .02
All have my buddies been through this and they all did as i said car sold within a week

Thanks for your .02 . Nada's clean retail is about $22k. With the mods, she being wicked white, a IX, and a MR, I'm confident that im pretty close to where I need her to be and that's $22k. ATM, I do have a few serious buyers locally and I did have a few that were just unable to get the loan for her. I'm sure the right buyer will come along
