Default 85 Prelude - appraisal help

I am considering a 1985 Prelude completely stock base model with 57,000 miles, one owner, no accidents, always garaged, and am having a hard time fixing a fair value for it (this is a private sale and the owner is a friend). There is small patch of rust adjacent to the front left mud guard and some blistering along the base of the rear wind-shield, otherwise the car is very clean. The exhaust system was recently replaced. It will need new tires soon and possibly a radiator. The car runs well and has been routinely maintained. I have checked AutoTrader and similar sites, but there are few Preludes of this age for sale and the prices vary widely. KBB and Edmunds don't value pre-1990 cars. The NADA guide gives a range for low to high retail values of $1850 to $4400, respectively.

Any advice would be greatly appreciated.
