Need some advice on whether to keep my Type R

I’m finally buying a new house, but I’ve calculated that having a $600 car payment every month, along with a mortgage payment means that I may be living a pretty Spartan lifestyle for a few years. Sadly, this means I’m considering selling the Type R.
My brain has been fighting my heart for the last couple of weeks on whether to keep her. I really do love the car. The sound of her scream when she engages VTEC, the way she hugs the road while cornering, and the turning of peoples heads as they see my car still bring a smile to my face. On the other hand, I am noticing that many other new cars are coming very close to the Type R in terms of performance (some even surpass with a few mods). To tell you the truth, since this is my daily driver all year, rain, snow, or shine, I have been having thoughts about getting a AWD vehicle like a Talon, WRX or perhaps a Lancer in a couple of years, when I have the money. I wish Honda made a AWD sports car.
My question is what would you put as the value of a 2000 PY Type R with less than 35000 km (~20000 miles)? Pretty well stock, only mods are a short air intake and rear strut bar. Location is Alberta, Canada. I don’t track her, but I do autocross a few times during the summer.
I welcome your advice on the pricing as well as options to the Type R.

for me, i would currently think the value a car such like my ITR can not be set realistically by price.
i've put sweat, blood, and my near life (attempted homocide
) into this car .. for me, an enthusiast and diehard integra owner, i personally would not part with it currently, nor in the forseeable future.
however, if you feel differently as im sure a good portion of this board may consider this "just a car". or if you have succomb to financial hardships, a pricing for a car would be about 22k-23k! people will tell you "oh its only worth 20k, or 18k or whatever" but really, if you want 22-23k for it, you shall have it. be patient, do not cave, and you shall find a perfect buyer. hang a for sale sign out the car.
