Default Questions on Northern Virginia

To keep this "R" related, is NOVA safe for ITR's?
Don't know much about the area, what cities/neighborhoods are nice middle-class/upper middle class with no more than an 1.5hour (door to door) commute to Wash. DC?

Safe for ITR = NO

My uncle lives in Fredricksburg which is off I95-South and it takes him about 1.5hrs to commute to DC.

har har har.... you said Nova and commute in the same sentance.
I suggest you take a Monday/Friday off and drive around Nova a while.

I have a friend that lives in Herndon that seems to enjoy his train ride into the city.... but his town home is quite expensive.

ITR safe = I don't there there are may large citys in the country that are safe any more.

The only place I feel safe is in rual Va. in the middle of nowhere (leave it unlocked with keys in the center console). And even then some redneck hunter might snag the wing to make it into a fancy gun rack for his truck.

Wherever it is make sure you have accomodations for multiple guests "in season" hint-hint... And that it's not too far from both Summit and VIR. Although I fell in love with VIR the road trip sucks *****.

Look into Ashburn, David. I just moved out there, it's right around 1 hour commuting time from DC (figuring in traffic), it's 40 minutes from Summit Point, and it's a nice quiet area.

45 minutes if you take the toll road

NoVa i think is pretty safe. Most of the time I had my R there I left it outside and never had any problem - but then again, I never drove it and was not involved in the "friday night bling off at mcD's parking lot" scene so I guess no one knew I had one sitting out there.

The traffic isnt that bad as long as you avoid the major interstates (495, 95, 66, 287) in the mornings or if you go against traffic on those roads. Atlanta, on the other hand, is a complete clusterfuck on every road, both directions, at any time during the day due to construction, accidents, traffic volume, shitty traffic patterns, etc....

Being close to many tracks (1 hr to summit, 4hr to VIR/beaverun, 5 hr to watkins, 7hr to CMP/Mid Ohio, i'm sure i'm missing others) is nice. The only real gripe I have about the place is the housing costs which are just ******* out of control - you need to come in with at least $400k to buy a nice 'fixer upper' in a decent neighborhood in fairfax county. If you want to live further 'out' (loudon) and can get a job there, its mo' betta.

I guess to get a little more detailed about my situation so you can help (the above help is very good though)
Looking for:
Commute =&gt; train. Or drive car to train stop or I hear people share car rides. If I can leave my house at 7:00am and get to DC (seated at desk) by 8:30, that is ok.
House =&gt; first looking for condo/rental then will buy in a year or so. Or if I can find something now, I would. Probably no more than $400K.
Safety for R=&gt; basically just need a garage for the R. It isn't street legal anyway, but just don't want to live in a neighborhood full of ricer's

I have been spending some time in Arlington. It seems ok for rental. Don't know much about the surronding areas.

Just depends on the neighborhood, I guess.
Are you planning on buying or renting, either way prices are a bit high.

Traffic is terrible most of the time, so I've gotten around that by living close by. Sure beats the aggrivation of sitting in stagnant traffic during "rush hours (morning, lunchtime and evening).

Which part of Arlington?
Some are pretty schetchy.
Hehe ... does the neighborhood have a lot of Civics on the streets?

Very doable, even from Ashburn (well, thats pushing it). Just hop on the Metro . But naturally you'll pay a premium for living closer to a Metro stop.

You can get townhouses without garages and some condos with a garage for right around that price. You'll have to look around for an apartment with a garage a little bit, but they are definately out there (usually more westward)

If it's in a garage it won't be an issue

I live in Arlington and my commute to DC is about 5 minutes. I can get to Summit in less than 90 minutes. Like you said you need a garage, I'd never live around here or any other big city where I had to keep it outside. Buying here is ridicules but so is my rent. What sucks about going to DC from the Fairfax area is there is one highway in and its carpool only during rush hour. Living here is all about finding a good place that doesn't have a crappy commute. If you can live near a metro that is key, I'm a block away and I don't drive anywhere.

If you're looking into Fairfax County, brand new homes in this area are up there. Townhouses with garages run in the 500's as single family homes run in the 700's. Prince William County is right next door and a little cheaper. My parents just bought a brand new endunit townhouse for 500, so even there is starting to pickup. They are going to be renting it out though. Over the weekend I was going through Faquier County and noticed that even new single family homes were starting in the 700's, OUCH!

as for NOVA and your car... I think you should have no problems, garage and track- those are the only places you take it. Just make sure the garage has a central alarming unit on it.

My other options are Montgomery Cty, MD. Similar cost and commuting issues to Northern Va. Years ago... and I mean YEARS ago (1994/1995) I rented in Gaithersburg/Germantown... I know a lot has changed since then.

Yeah, she is Mrs. Right. Planning the whole ring buying, wedding, buying a house, moving away from NYC, getting a job in DC all in one year thing. Should be no problem.
I keep thinking of this: Matthew 6:25-34 I have no worries.

I've been in Germantown for almost 2 years now, in an apartment with a garage for the R. It's relatively quiet here, and a drive to the metro is ~10 mins away, if you leave early enough. Apartments here are ~$1000/mo for a 1br, so two incomes would be nicey nice if you are going to rent. Townhomes are anywhere from $250,000 to $500,000, and houses from the $400,000's for anything decent. I'm going to have to move out of this area to afford anything, the government isn't paying enough for a single male to own real estate anywhere South of Fredrick, and that place ain't getting any cheaper.
