Default WWHTD: renter question

One of our places is going to be vacant and we are considering an applicant. Long story short it sounds like her husband has and still does beat her really badly. To the point she's trying to get our place and just up and bail on him. My biggest concern is almost no relationship is just cut cold turkey so I expect him to figure out where she lives and come over maybe trash the place break something I dunno?

On the other side it's a nice house and decently expensive which she qualified for so it's not like she can't afford it?

I want to help her get out of her situation but on the other hand not trying to get involved in this somehow. Stalked her a bit via the application and guy definitely doesn't look like someone I'd want to have issues with. 6'8" big blue collar worker type guy. To top it off she told me way to much like she can easily afford it because she's going to stop helping him with his new Camaro payment and such. Just sounds like I would be opening a can of worms and drama.

She completely qualified and we leave for CA this friday for two weeks so I'd love to get a renter in there but is jumping the gun to get rent for March worth what might happen because I didn't wait. What say you?

did all of that, called previous landlords work etc. been at her job awhile and has paychecks to back up income. No criminal background, bankruptcies, evictions yada yada credit is over 700 doesn’t tell me an exact number just a pass or fail. So she’s qualified but is waiting a month smart to see if I get someone with no drama or if I let her go do I end up with some unqualified people or a house vacant a few months?

I wouldn't do it based on the information provided. If you reject her, make sure it's for a reason you can discriminate. "Sorry you did the meet our credit minimum of xxx:

if she’s qualified, I wouldn’t worry about it, doesn’t seem like a big issue that would effect you. If you are concerned, just tell her you’re concerned and you’d like to charge an additional deposit that’ll she get back after one year.

personally i’d just pretend I didnt know about it and proceed. I detective the **** out of people, I’ve seen way worse than that and did not care.

on you, make sure *** is covered. make sure lease only states her living there, if its only her.

That was kind of my thought. If she never told me this I’d of already been giving her the keys. What kind of worse stuff have you seen and has it come back to bite you in the ***?

Oh lease lists that down to pets and everything it’s pretty solid.

Ironocally, a tenant just sent me a message to renew their lease for next year.

Grimace if you were a good landlord you wouldn't have any vacancies

Last renter paid through Feb so technically no vacancies yet. The one we had lined up bailed that’s why I’m two weeks away from
no tenant.

Had a guy that was arrested for burglury and he also did trans **** (did not come up on criminal backround check)
Had a chick that had tons of craigslist adds for topless house cleaning and a price to what I assume is to ****
Had a chick that had a bunch of adds for domination/sex dungeon, which would probably be in her apartment (almost accepted her regardless)
Had a dude that had a school ID badge, paychecks, and everything indicated he was an active teacher, but he just got arrested a few weeks prior for stealing the kids school trip money and buying blow with it. (Probably would have let him in if I hadn’t known he was about to lose his job)
etc etc etc

I never had any serious problem with any tenant that I screened. A few tenants stiffed me on money, but I’ve probably put 300 tenants inside apartments.

If you want to PM me all the chicks info I’ll check her out, you can also send me the credit report if you have the actual report. (not score, the history).

I’d do that for anyone btw. Can have my blank application too, and I’ll tell you exactly what I check.

How close is the unit to your place? Are you going to be hearing/seeing the drama? If it's close, I would pass on her. If not, I would probably do it. Also, what kind of place is it? Like a single unit in a big complex? If the cops are going to be called out for domestic stuff, will the HOA be getting mad?

Man, I hate to say it, but I actually agree with Bruce Heathen here.


And.... Am I the only person in here that uses a property manager? Save yourself the headache guys, go property management. It's 10% a month, but in the grand scheme of things, that fee is nothing.
