Since your in SoCal I imagine a super heavy duty silicone should work? You don't have constant rain to deal with

Yea, and I have a bit of roof hanging over too, so it's well covered. I'll spray in greatstuff and slap a layer of silicone on the outside for good measure. Was going to silicone the boxes anyway.

was shopping basement floors last night, and then it flooded again this morning. can't figure out why, but I think my outdoor pump just couldn't keep up and it came thru the door. I just kind of looked at it, then left for work. it'll still be there when I get home I'm sure.

They should be pretty clean, I checked them when I took the Christmas lights down last month. We just got a ridiculous amount of rain, plus melting snow and frozen ground so nowhere for it to go. I have this shitty stairwell leading to the basement with a pit & pump at the bottom of it (outside the house).

My floor drain isn't doing **** either, so I'm wondering if the sanitary system is overwhelmed with storm water right now. Didn't have any time to look into anything.

note to self, while having a basement means extra room for things like a man cave, please ensure it can stay dry through stormy weathers.

Fortunately it's mostly on the utility room side, which i'm doing work to right now.

Other half is new drywall and trim, but I was replacing the trim when I do the floor next month anyway.
