Default High Mileage '06 Purchase

Hey guys, been looking to downsize here lately and have been shopping 2nd gen CR-Vs quite a bit. I just came across a beautiful condition '06 SE with 178k miles on it for $8900. Overall the condition of the car is great, just a few rock chips and scratches on the exterior, interior is spotless except for a cargo bay that looks like it was heavily used. Car was a one owner and has the complete service history with it, test drive was perfect except for some tensioner rattle and what looks like to be a small oil leak on the passenger side of the engine. Do you think this is a fair price? Would you even consider it, personally? Should I run fast due to the miles? I feel like it is a little much but then I then again don't see many SEs for sale around here at all.

That price is high for that many miles and an oil leak.

I would talk them down considering I bought my 2006 SE with 129,000 out the door for 9300 from a dealer and it was clean as hell, one owner grandma,
no leaks, no rattles, no rust and a few small dings. It still looks and drives brand new.
