I'm hoping someone can point me in the direction of someone renting out a garage or warehouse space within about 30 minutes of Pottstown, PA. I have been constantly checking Craigslist but there's never anything reasonable on there, and 99% of them won't allow the tenant to work on cars, everything is 'storage only'. I'm only posting here because you guys might know about garages that allow automotive work.

I am not looking for commercial space.. I won't be running a business out of the garage. I only work on friends' cars and my own, and occasionally a side job or two. No cars or parts will be stored outside, unless it's alright with whoever owns the place. Nothing I will do in the garage will involve endless stacks of tires, gallons of used oil, or countless parts strewn about collecting dust.

I'm obsessively clean and organized when it comes to garage space and all of my work. I am an auto industry professional (automotive painter), and my personal garage space will always be treated as if it belonged to the guy who signs my paychecks. Sweeping up is a daily ritual and I constantly reorganize and wipe things down. Every bit of chemical waste (oil, etc) will be kept track of and disposed of legally off site (a bag or two of oil-dry will always be present). I have professional access to hazardous materials disposal as well as scrap metal disposal. There will be no excessive noise late at night, and certainly not a bunch of people always hanging around. Less than 5 of my most trusted friends will even know where the garage is.

I would like to find a place where the owner won't mind me doing some high quality improvements (if needed, and if ok'ed by prior discussion with owner), such as new paint on the walls or floor and installing lighting, etc. as a replacement for the equivalent amount of rent (exact cost only, labor is on me).

I am more than comfortable with having the specifics listed above, and as many more as necessary written into a lease, preferably a 6 mo. lease at first, but will also do pay-per-month.

Requirements:

- 2 car or larger (or oversized 1 car). warehouse space would also work
- unlimited access, day or night (within reason... no 4am cut off wheel noise lol)
- allowing work on cars is a MUST.
- electricity must at least be available, but preferably included in rent.
- $350/mo. or less (ideally around $200/mo.)

Preferred:
- on site water source.. hose or sink
- free standing (not attached to home or other structure)

suggestions about where to look or recommendations about people you've dealt with in the past would be greatly appreciated!
