Default Oil leaking

Ok so i just broke in my motor and it now has 1200kms on it. I did my regular oil changes and everytime I drain the oil out and go to take the oil filter off, I see oil dripping from the bottom of the filter and the filter itself is drenched in oil as well. I've put the car up on jackstands and looked under the car while running and can see that oil is dripping from the bottom of the filter. Ive replaced the black box on the back and the o-ring too. This is the 3rd filter ive gone through and yes it is a fram filter, but they've always worked in the past...

is there an old seal from the previous filter stuck on the motor? happened to me but it leaked a ton.

Only thing I can think of would be to take off the filter and clean up the surface as best as possible. Make sure the leak isnt coming from above and dripping onto the filter. Ensure you are getting the right filter based on you saying you are breaking in the motor I dont know if it is different than in the past. Thats all I got.
